Snapshot: Warehousing and logistics property market overview, the Greater Kyiv area, Q4 2018
Prime rents for the most sought-after warehouse and logistics properties in the Greater Kyiv area were subject to further upward pressure in Q4 2018. Such dynamics are likely to continue through 2019. Prime yields for logistics properties in the Greater Kyiv area remained at 12.75% during Q4 2018 and are presently projected to remain at this level in 2019. Following two years of low development activity in the sector, new supply during 2018 amounted to only around 28,200 sq m. In Q4 2018, new supply consisted of two small warehouses of total area 9,825 sq m. Delivery of several pipeline schemes in the sector was postponed until 2019. In Q4 2018, occupier demand in the sector was largely driven by retailers and traditional logistics and transportation service providers.
